entorcing Le~der a remodies as provided in paragraph 18 hereof, including. but not limited to, reasonable attorney's fees; and
(d) Bort~ower takes such action as I.ender may reasonably require to assure that the lien of this Mortgage. Lender': interest
in the Property and Borrower's obligation to pay the sums securcd by this Mortgage ahall continue uaimpairod. Upon such
payment a~d cure by Borrower. this Mortgage and the obligations securcd hereby shall remain in full force and et~ect as if
no acceleration had occurred.
20. Aasian~aeat ot Reat~ Appoiatmeat of Receiver. As additional security hereunder. Borrower hereby assigns to
l.ender tl~e rcnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Pmperty. have the right to collect and retai~, such ~rents u tbey bocome due and payabk..
Upon acceleration under paragraph 18 hercof or abandonme~t of the Property. Lender shall be entided to have a
rcceiver appointed by a~-ourt to enter upon. take possession of and manage the Pmpetty and to collect the te~ts of the
Property. including thase past due. All rcnts collecled by the receive~ shall be appliod first to payment of the costs of
management of !he Property and collection of rents, including, but not limited to, roceiver's feas. premiums on teceiver's
bonds a~d reasonable attorney's fces, and then to the wms secured by this Mortgage. '[lx roceive~ shall be liable to account
only for those rents actually roceived. ,
21. Foture Ad~ancea. Upon request by Borrower, l.ender, at I.ender's option within twenty years from the date of this
Morigage, may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortgage when evidencod by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness securcd by this Mortgage. not iqcluding sums advan~xd in aocordance herewith to protect the
security of this Mongage. excecd the original amount of the Note plus USS.--~---~~----~-~~ ~ -
22. Releasa Upc~n payment of all sums secured by this Mortgage. Lender shall release this Moctgage without chuge
to Borrower. Borrower shall pay all coats of rerordatan, if any. '
23. Adocney's Ftes. As used in this Mortgage and in the Note, "aitomey's fees" shall include attorney's foes. if any.
which may be awarded by an appellate court. -
