prior to entcy of a judgment enforcing this Mongage if: (a) Borrower pays Lender all sums which would be then due unde~
this Mortgage, the Note and nota securing Future Advances. if any, had no acceleration occurred; (b) Botrower cures
all breaches of any other oovenants or agraments of Bormwer rnntained in this Mortpge; (c) Borrawe~ pays all nssonable
expenses incurred by Leader in enforcing tt~e covenagts and agraments of Bomower ooatained in this Monga~e and ia
enforcing Le~der's nmedies as provided in paragraph 13 hercof. including. but ~ot limitod to. rcuonabk attomey~t fta; and
(d) Borrower takes such action as Lender may nasonably rcquire to assure that the lien of this Mortgage. Lender's interest
in the Pmperty a~d Bomower's obligation to pay tl~e sums securcd by this Mortgage shall oontinue uaimpaired. Upon such
payment and cure by Borrowe~~ this Mortgage and the obligations securcd fiereby shall remain in full fora and efFxt as it
no accekration had occurnd.
20. As~ament ot Reat~ Appointeaeat of Receives. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Propecty. provided that Bomower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. I.ender shaU be entitkd to have a
rcceiver appointe~ by a court to enter upon. take posussion of and manage the Propecty.and to rnlkct the rents of the
Property. including those past due. All rents collectod by the recei~er shall be appliod first to payme~t of tl~e costs of
management of the Pmperty and rnllection of ronts. including, but not limitod to. receiver's fxs. premiums on reoeiver s
bonds a~d reasonabk attorney's fces. and then to the sums socured by this Mortgage< 'Il~e receiver shall be liable to aecount
only for those rents actually receivod. ~
21. Frture Ad~aoces. Upon rcquest by Borrower, lxnder, at 1_e~der's option within twenty yeus from the date of this
Mongage. may make Future Advances to Bomower. Such Future Advances, with interest theroon. shall be sxurod by this
Mongage when evidec~ced by promissory notes stating that said ~otes are securod hereby. At no time shall the principal
amount of the indebtodaess socurod by this Mortgage, not including sums advanoed in aooordance herewith to protect the
security of this Mortgage. excoed the original amount of the Note plus USS. .-~--~--~~------~~~~-~--
22. Reka~a UpQa paymeat of all sums socurcd by this MoRgage. Lender shall release this Mortgage without chatge
to Bormwer. Borrower shall pay all coats of rocordatan. if any.
23. Altorney's Rees. As used in this Mortgage and in the Note. "attorney's fces" shall include altorney's fea, if aay.
which may be awarded by an appellate court.
