As~ament ot Reat~ Appointeaeat of Receives. As additional security hereunder. Borrower hereby assigns to Lender the rents of the Propecty. provided that Bomower shall, prior to acceleration under paragraph 18 hereof or abandon- ment of the Property, have the right to collect and retain such rents as they become due and payable. Upon acceleration under paragraph 18 hereof or abandonment of the Property. I.ender shaU be entitkd to have a rcceiver appointe~ by a court to enter upon. take posussion of and manage the Propecty.and to rnlkct the rents of the Property. including those past due. All rents collectod by the recei~er shall be appliod first to payme~t of tl~e costs of management of the Pmperty and rnllection of ronts. including, but not limitod to. receiver's fxs. premiums on reoeiver s bonds a~d reasonabk attorney's fces. and then to the sums socured by this Mortgage< 'Il~e receiver shall be liable to aecount only for those rents actually receivod. ~ 21. Frture Ad~aoces. Upon rcquest by Borrower, lxnder, at 1_e~der's option within twenty yeus from the date of this Mongage. may make Future Advances to Bomower. Such Future Advances, with interest theroon. shall be sxurod by this Mongage when evidec~ced by promissory notes stating that said ~otes are securod hereby.
