Le~de~ the rents of the Propeny. provided that Bomower shall, prior to acceleration under puag~aph 18 heroof or abandon-
ment of the Property. have the right to collect and retain such rents u tbey become due and pay~~ble.
Upon acceleration under paragraph 18 heroof or abandonme~t of the Property, Lender shal) be entitkd to have a
recciver appointed by a court to enter upon. take possession of and manage the Property and to collect the nnts of the
Property, including those past due. All reats collcetod by the receiver shall be appliod first to payment of the costs of
management of the Aropeny and rnllection of rents, including, but not limited to. receiver s feat. premiums on roceiver's

21. Fniore Advaoces. Upon request by Borrowe~, Lender, at Lender's option within twenty yeus frnm the date of this
Mortgage. may make Future Advances to Bomower. Such Future Advance~s. with interest thereon. shall be secured by this
Mortgage when evideacxd by promissory nota stating that said ~ota are securcd hereby. At no time shall the principal
amount of d~e indebtodness socured by this Mortgage, not including sums advanced in aocordanoe herewith to protect the
