expenses incurrod by Leader i~ enforcing the covenagts and ag~eements of Borrower contained in this Mortgage and in
enforcing Le~der's remediea u p~ovidcd in pangraph 18 hereof. including, but not limited to. nasonable attorneyh fas: and
(d) 8onower taka such action as Lende~ may reasonably rcquire to assure that the lien of this Mortgage. Lende~'s intercst
in the Pmperty and Borrower's obligation to pay the sums securod by this Mongage shall continue unimpairod. Upon such
payment and cure by Borrower, this Mortgage and the obligations securod hercby shall nmain in fup force aad eHect as if
~o acceleratan had occurned.
20. Ass~smeot ot Reat~ Appolatmeat ot Receiver. As additional security hercunder. Borrower hereby assigns to
l.ende~ the rents of the Propeny. provided that Bomower shall. prior to acceleratio~ under paragraph 18 heceof or aba~don-
me~t of the Property. have the right to rnllect and rctain such rents as tbey bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Lender shall be e~tidod to have a
rcceiver appointed by a court to enter upon. take poastssio~ of and manage the Property and to colkct the rents of the
Property, including those pYSt due. All rents collocted by the roceiver shall be appliod first to payment of the costs of
managemeat of the Property and collection of rents. including. but not limited to, roceiver s fees. prcmiums on receiver's
bonds a~d reasonable attorney's foas, and then to the sums securcd by this Murtgage. The receiver shall be liable to account
o~ly for ~hose ronts actually receivad.
21. ~ture Ad~snces. Upon request by Borrower, l.ender, at ~enders option within twenty years from the date of this
Mortgage. may make Future Advanoes to Bornower. Such.Future Advances, with interest thereon. shall be socured by this
Mortgage when evideaced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedne.ss secured by this Mortgage. not including sums advanccd in accordanoe l~erewith to protect ihe
security of this Mongage. exoood the original amount of the Note plus USS. .."""'--"-'~---'---
