(d) Bonower takes such action as Lender may rrasonably rcquire to assure that the tien of this Mortg,age. Leader's iaterat
in the Propetty aad Borrower's obligation to pay the sums securcd by this Mortgage ahall continue unimpairod. Upon auch
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in full force and effect as if
no acceleration had occurred.
20. Adjomeat ot Reet~ Appoiatmeat oE ReceEver. As additional sccurily hereunder. Bormwer hereby assigns to
I.ender the rents of the Property. provided that Bornower shall, prior to acceleration under paragraph 18 hereof o~ abandon-
ment of the Properry. have the sight to collect and retain such rents u they baome due and payabk. ~
Upon acceleration u~der paragraph 18 hereof or aba~donment of the PropertK Lender shall be endtkd to have a
rcceiver appointed by a court to e~ter upon. take poasession of and manage the Property and to collect the rcnis of the
Propeny. including thoae past due. All rents collectai by the roceiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees. premiums on roc~iver's
bonds and reasonabk attorney's fees. and then to the sums securod by this Mortgage. 7Le receiver shall be liable to accou~t
only [or those rents actually received.
21. F~ture Advaoces. Upon request by Borrower, Lender, at [.ender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances~ with interest thereon. shall be securod by this
Mortgage when evideacod by promissory notes stating that said notes arc secured hereby. At no time -slfaU the principal
amount of the indebtodness socured by this Mortgage. not includina sums advanoed in aocordanoe herewit6 to protect the

22. Rdease. Upcm paymeat of all sums secured by this Mortgage. Lender shall r+elease this Mortgage without chuge
to Borrower. Borrower shall pay all costs of rocordatan, if any.
23. Attoroey's Feea. As uscd in this Mortgage and in the Note. "attorney's fees" shall include attomey's fces. if any,
which may be awudod by an appellate court.
