Lender the renu of thc P~openy. provided that Borrower shall, prior to acceleration under paragraph 18 hecoof or abandon-
ment of the Pmperty, have the right to collect and retain :uch rents u t6ey become due and payabk.
Upon acceleratioo under paragraph 18 hereof or abandonment of the PropeRy. Le~der shal! be entitled to have a
rcceiver aPpointed by a court to enter upon. take posseuion oi and manage the Property and to collect the rents of the
Property. including those put due. All rents collected by the receive~ shall be applied first to payment of the coats of
management of the Propeny ar~d collection of rents. including, but not limited to. roceiver's fees. premiums on receiver's
bonds and rcasonabk attomey's foes, and then to the sums securod by this Mortgage. The receiver shall be liable to account
only for those reats actually receivod,
21. F~re Ad~awces. Upon request by Borrower, l.ender, at l.ender's option within twenty years fmm the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances. with interest theroon, shall b~ secured by this
Mortgage when evideaoed by pmmissory notes stating that said notes are secured hereby. At no time shall tl~e principal
amount of the iadebtodness securod by ihis Moctgage. not including sums advanoed in aocordanoe herewith to protxt the
