(d) Borrower takes suc!- action as Lender may reasonably rcquire to assurt that the lien of this Mortgage. I.ender'a iaterest
in the Pmperty and Bormwer's obligadon to pay the sums securtd by this Morigage shall rn~ti~ue unimpaired. Upon such
payment and cure by 8orrower~ this Mortgage and the obligations secured hereby shall remain in full fora and eRect as if
no acceleration had occurred. -
20. Asxt~emcat oi Reat~ Appolat~aeat of Rccelver. As additional security hereunder. Borrower hercby assigns to
I.ender the rents of the Property. provided that Bomowe~ shall. prior to acccleration under paragtaph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents u they becoax due and payabk.
Upon accelention under paragraph 18 hereof or abandonment of the Pmperty, Lender shall be entitkd to have a
receiver appointed by a court to enter upon. take poasession of and manage the Property and to colkct the nntt of ihe
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the coats of
management of fl~e Ptoperty and collection of rents, it~cluding, but not limited to. [eceiver's fas. premiums on receiver's
bonds and nasonabk attorney's foes. and then to the sums socurcd by this Mortgage. The nceiver shall be liable to aocount
only tor those rents actually roceived.
21. It~ture Ad~aac~s. Upon request by Borrower, l~nder, at Lender's option within twenty years from the date of this
Mongage. may make Futun Adva~ces to Bornower. Such Future Advanoes. with interat theroon, shall be securod by tdis
Mortgage when evideaced by promissory notes stating that said notes are secur~d hercby. At no time shall the principal
amou~t of the indebtodness securod by this Mongage~ not including sums advanoed in aocordaaoe herewith to protect the
security of this Mortgage, exooed the original amount of the Note plus USS. .-°'--- :----- :--------------
