expenses incuRed by Leader in enforcing the covenaqts artd agraments of Bomowe~ contained in this Mortgage and in
enforcing Lender's remedia u provided i~ patagraj+h 18 hercof. including, but not limitod to. rcasor~able attorney's fas: a~d
(d) Bomower takes such action as Lender may rcasonably rcquire to assure that the lien of this Mortgage. Lender's interest
in the Property and Borrower's obligation to pay the sums securod by this Mortgage shall rnntinue uaimpaired. Upon such
payment and cure by Bomower, this Mortgage and the obligations securcd hereby shall remain in full force and effxt as if
no aocekntio~ had occurrcd.

Lender the rrnts of the Propeny, provided that Borrower shall, prior to accele~ation under paragraph 18 heroof or abandon-
ment of the Property. have the right to collect and retain such rents as they bocome due and payabk.
Up~n acceleration under paragraph 18 hereof or abandonment of the Propecty. I.ender shall be e~tided to have a
~ceiver appointod by a court to enter upon. take poasession of and manage the Property and to collect the rents of the
Propeny. includi~g tlwse past due. All rents collccted by the roceiver shall be applied fint to payment of the coats of
management of the Property and rnllection of rents. including. but not limited to. receiver s fees. prsmiums on receiver's
bonds and reasonabk attorney's foes. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for thoae rents actually received. .
21. Frture Adraeces. Upon request by Borrower, l~nder. at Lender's option within twe~ty years from the date of this
Mortgage, may make Futurc Advances to Borrower. Such Future Advanca, with intercst theroon. shall be seeurcd by this
Mottgage when evidenc~ed by promissQry notes stating that said notes arc secured hereby. At no time shall the pincipal
amount of the indebtodness socured by this Mongage. oot includi~g sums advanced io accordaaoe hercwith to protect the
security of this Mortgage. exceod the original amount of the Note plus USS.""""""""""".
22. Rdea~ UpQa payment of all swns securcd by this Mortgage. Lender shall rclease this Mortgage without charge
to Borrower. Borrower shall pay all costs of rocordation, if any.
23. Attoraey's Rees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees. if any.
