this Mortgage, the Note a~d notes securing Future Advances. if any. had no acceleration occurred; (b) Borrower cures
all brcaches of any othe~ rnvenants or agreements of Borrowe~ rnntaincd in this Mort~aage; (c) Bormwer pays all reaaonable
expenses incurred by L.eader in e~forcing the covenagts and agrcements of Borrower contained in this Mortgages and in
enforcing Lender's remedies u provided i~ paragraph 18 hercof. including, but not limited to, reasonable attorney's fees: and
(d) Borrower taka such action as Lender may rcawnably rcquirc to assurc that the lien of this Mortgage. l.enda's interest
in the Property aad Bornower's obligation to pay the sums secured by this Mortgage shall oondnue uaimpaired. Upon ~ch
payment and cun by Borrower, this Mortgage a~d the obligations securcd hereby shall nmain in full force and effect as if
no acceleration had occurted.
20. Asdts~pent ot Reatx Appoiata~eat ot Recetver. As additional security hereunde~. Borrower hereby assigns to
Lender the rents of the Property. provid~d that Bomower shall, prior to acceleration under paragraph l8 heroof or abandon-
ment of the P~nperty. have the right to collect and retain such rcnts as tbey becane due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property. Lender shal) be entitled to have a
rcceiver appointod by a court to enter upon. take possession of and ma~age the Property and to collect the rents of the
Property, including those past due. All rents collxtod by the receiver shall be appliod first to payment of the costs of
management of the Pmperty and collection of rents, including, but ~ot limited to. receiver's fees. Pnmiums on receiver's
bonds and reasonabk attorney's feu. and then to ihe sums securod by this Mortgage. 'ilu roceiver shall be liable to account
only for those rents actually roceivod.
21. ~tnre Advaeces. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Morigagc, may make Futuro Advances to Bomower. Sucl~Future Advanc~s. with intercst thereon. shall be secured by this
Mongage when evide[Kxd by promissory notes stating that said notes are socured hereby. At no time shall the principal
amount of the indebtodnesx secured by this Moctgage. rat including surtu advanced in aocordance herewith to protect the

22. Releaee. Upnn payment of all sums securcd by this Mortgage, Lender shall relesse this Mortgage without chuge

23. AtloAep's Fees. As used in this Mortgage and in the hote. "attorney's fees" shall include attorney's fees, if any.
which may be awuded by an appellate court.
