20. Mortgagee, at its option, may pay any claim, lien, en-
cumbrance, tax, assessment or premium, with right of subrogation
thereunder, no:~* or hereafter affecting the premises or any portion
thereof and merge or consolidate the effect of such prior item
with the lien hereunder.
21. This instrument also creates a security interest in
favor of Mortqagee herein under the Florida Uniform Commercial
Code, and Mortgagee shall also have all rights and remedies of a
secured party under the Florida Uniform Commercial Code, it being
understood that the rights and remedies of Mortgagee thereunder
shall be cumulative and in addition to all other rights and re-
medies of Mortgagee arising under any other laws of Florida or
this mortgage.
22. Time is of the essence in all matters herein.
23. Unless the context requires otherwise, words as used
herein in the singular include the plural and in the plural in-
clude the singular, and words in the masculine gender include
the femenine and the neuter.
IN WITNESS WHEREOF, said KIWI MOTEL, INC.,a Florida corporation,
has caused this mortgage to be signed and its corporate seal to be
affixed in its name by its officers thereunto duly authorized, in
the City of Fort Pierce and State of Florida, all on the day and
