RECEIPT, ACKNONLEDGMENT, ASSUMPTION AND ACCEPTANCE OF PURCHASER
Purehaser, by acceptance and execution of this Receipt, acknoFrledges that this
purchase of a condominium ur.it at OCEAN VILLAGE OF HUTCHINSON ISLAND is sub~ect
ir. every respect to the Declaration of Condominiun as to the condominium in
which his unit is located and Exhibits attached thereto, including but not lim-
ited to (Whether the same are attached to the Declaration of Condominiun or re-
ferred to therein), the By-LaWS of the Association, Artic~es of Incorporation~
the Rules and Regulations, copy of pro~ected operating budget, copy of sales
brochure and floor plan of apartment purehased by purchaser, aryd all Amendments
to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-Laws and Declaration of Covenants and Restrietions of the Property OWners
Association; and Purchaser further acknowledges receipt of and reading and
examination of said Declaration, its Exhibits, budget, sales brochure and floor
plan, and ackna,-ledges that each and every provision of the foregoing is essen-
tial~ to the suceessful operation and management of the Condomini~ property
and is in the best interests and for the benefit of all the oWners therein.
Purchaser and all amers of parcels in the afQredescribed Condominium coven-
ant and agree to abide by each and every provision of said Declaration and
Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and-provisions of said Declaration of Con~omini~ and Exhibits
att~ched thereto, and agrees that the assessment under the Property Onmer's
Association documents referred to above and the provisions thereof are reason-
ahle, fair and equitable, and said Purchaser acirnotaledges and confirms that the
Declaration of Covenants and Restrictions of the Property OFmer's Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Declaration of Coven-
ants and Restrictions, and said Purchaser assu:z~as the obligations as to the
Property Owner's Association as to his condomi~ium parcel. Purchaser confirms
that all frarranties, representations, and inducemerits, if any, are as contained
in the aforesaid Declaration of Condomini~ and Exhibits attached thereto, and
the common expenses and the sums due under the Property O~mer's Association and
other charges are estimated only. No Warranty or guaranty is made or intended
nor may one be relied upon except Where the same is specificall~r Warranted or
guaranteed in said Declaration of CondominiLm and Exhibits attached thereto.
