Upon payment by the Purchaser to the Seller of the sum set forth in paragraph 2 hereof. the Seller shall deliver to the Purchaser a General Warranty Deed in recordable form ~ together with a commitment for title insurance policy on the aforesaid To~vnhouse Unit 6-D of the Pines of Fort Pierce . Phase One . The Purchaser shall be permitted to go into possession of the property covered by this Agreement on the date of its execution bp all parties. and shall assume all liability for insurance. taxes and maintenance from and after that date. The Purchaser agrees to maintain the exterior and interior of the residence in good condition and to maintain fire and extended coverage insurance on the improvements through the Owners' Association or individually in an amount of not less than S48 . 000 . 00 or the maximum insurable value of the property . whichever is less . Ad valorem taxes for 1981 shall be prorated as of the date of this AgTeement and the responsibility for the payment thereof shall be with the Purchaser . Upon receipt of the 1981 ad valorem tax bill. any adjustment by way of reimbursement or additional contribution, as the case may be. will be made between the parties. Upon delivery of the General Z+1'arranty Deed . t2:e required documentary stamps shall be placed on it by the Seller . Except as otherwise herein provided. the time of payment shall be of the essence and in the event of any default in payment of any part of the purchase money as and when it becomes due or in the performance of any other obligations, assumed by the Purchaser in this Agreement. and in the event that the default shall continue for a period of fifteen (15) days ~ then the Seller may consider the whole of tlle balance due under this Agreement as immediately due and payable and collectible, or the Seller may rescind this Agreement ~ retaining the cash consideration paid for it as liquidated damages, and this Agreement then shall become null and void.
