(d) Bomower taka such action as Lender may reasonably requirc to assurc that the lien of this Mortgage. Le~der's interest
in the Pmpetty and Borrower's obligation to pay the sums secured by ~his Mortgage shall rnntiaue unimpaired. Upoa such
payment and cure by Borrower~ this Mortgage and the obligations secured Aenby shall remain in full force and ef[ect as if
0o acceleration had occurred.

l.ende~ the rents of the Property, provided. that Borrower shall, prior to acceleration under parag~aph 18 heceof or abandon-
meot of the Property, have the right to collect and retain such rents u they become due and payabk.
Upon acceleration under paragraph 18 heroof or abandonme~t of the. Propecly. Lender shall be entitled to have a
rcceiver appointod by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Propeny, including those put due. All re~ts collectod by the receiver shall be applial 6rst to payment of the coats of
management of the Pmperty and collec:tion of rcnts. including, but not limited to. receiver's fees, prcmiums on rceeiver s
bo~ds and reasor~abk attorney's fas, and then to the sums secured by this Mortgage. 'ilu receiver shatl bo liable to account
only for those rents actwlly roceived. '
21. •F~re Ad~ances. Upon request by Borrower, l~nder, at Lender's option within twenty years from the date of this
Mongage. m~y make Future Advanoa to Borrower. Such Future AJvances, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At no time shall the principal
amount of the indebtedness socured by this Mongage. not i~cluding sums advancxd i~ avcordance hetewith to protect the
security of this Mortgage. excoed the origi~al amount of the Note plus USS. ----------------------,
22. Rdease. Upo~n payment of all sums securcd by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attocuey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shatl include attorney's fces, if any,
which may be awudod by an appellate court.
