all breacha of any other covena~ts or agreemeots of Borrowe~ co~tainod in this Mortgage; (e) Borrower pays all reasonable
eacpenses incurrod by Geader in entorcing the covenaqts and agrame~ts of Borrower contained in this Mortgage and in
enforciag Lende~~s remedies as Qt+ovided in paragraph 18 hercof, including. but not limitod to, rcuonable ~ttorney's fas; and
(d) Bomower taka such actioe as i.ende~ may nasonably require to assure that the lieo of this Mongage. Lender's interest
in the Property aad Bomower's obligadon to pay the sums securod by this Mongage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in full force and etiect as if
no accelention had occurred.
20. A~d~eN ot Real~ Appoiatmeat of Recei~. As additional security hereunde~. Borrower hereby assigns to
Lender tbe rents of the Property, provided that Bomower s.tiall, prior to accelention under paragraph 18 heroof or abandoa-
ment of the P(op~erty. have the right to rnllect and retain such rcnts as tbey become due snd payable.
Upon acceleration under paragraph 18 heroof or abandonmeot of the-Property. Lender shall be entitled to have a
receiver appoiMed by a court to enter upon. take possession ot a~d maoage the Property and to collect the rcnts of the
Pmperty. including thoae put due. All rents rnllected by the rcceiver shall be applied first to payment of the coats ot
manageme~t of lhe Property and rnlltction of rents, including, but not limited to. rectiver's fas. premiums on receive~'s
bonds and resso~abk attorney's foes. and the~ to the sums securod by this Mortgage. The receiver shaU be liable to accou~t
o~ly for those rents actually rcoeived.
21. Frq~re Ad~aeca. Upon request by Borrower, I.ender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advaoca to Borrowe~. Such Future Advances. with interest thereon. shall be secured by this
Mortgage when evideacod by promissory notes stating that said notes are socured hercby. At no time shall the principal
amouat of the indebtednas securod by this Monsage. not includi~g sums advanced in acxordance hen,wvith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS.--~----r.---r---'-""r -
22. Reka~e. UpQa payment of all sums securod by this Mortgage, Lender shall release this Mortgage without charge
to Bormwer. Borrower shall pay all caats of rocordation. if a~y.
23. Attoney's Fees.- As used in this Mongage and in the Note. "attorney's fees" shall include attorney's fees, if any.
which may be awu~kd by an appellate court.
