the promises.
12. That no waiver of any covenant herein or of the obligation secured hereby shaU at any time thereafter be held to be a waiver of

13. That if the mortgagor default in any of the covenants or agreements contained herein. or in said note. then the mortgagee may
perform the same, and all expenditures (includi~g reasonable attorney's [ees) made by the mortgagee in so doing shall draw interest at the
rate set [orth in the note secured hereby, and shall be rcpayable immediately and without demand by the mortgagor to thc mortgagee, and.

said owner at the last addnss actually furnished to the mortgagee, or directed to said owner at said mortgaged premises. a~d mailed by the
United States mails, shall be sufCcient ~otice and demand in any case arising under this instrument and required by the provisions hereof
ur by law.
15. The mortgagor furthet covenants that should this mortgage a~d the note secured hereby ~ot be eligible tor insurance under the
~ational Housing Act within 30 days from the date hereof (written statement ot any officer of
the Department o[ Housing and Urban Development or authorized agent of the Secretary of Housing and Urban Development dated sub-
sequent to the aforesald time from the date of this mortgage. declining to insure said note and this mortgage, being deemed con-
~ tusive proot of such ineligibility). the mortgagee or the holder of the note may, at its option, declare all sums secured hereby immediately
due and payable.
16. Attorney's fees. as used in thic Mortgage and in the Note, "Attorney's Fees" shall include attomey's fees. if any. which shall be
awarded by an AppeUate Court.
The covenants herein co~tined shall bind. and the benefits and advantages shall inure to. the respective heirs. executors, adminis-
traton. successors, and assigns of the parties hereto. Wh~never used, the singular number shall include the plural, the plural the singular,
and the use of any gender shall i ~d all gendets.
