Assigament of Rents; Appolntmeat ot Receiver. Upan acceleration under paragraph 18 hereo( or abandonment oI the Property, l.ender shall be entitled to have a receiver appointed by a coun ~o enter upon, take possessian of and maoage the Property and to collect the rents af the Property, including ihose past due. All renls collerted t-y the receiver shall be applied first to payment of the costs of management of the Property and collection vt rcnts, including, hut not limited to, receiver's fees, premiums on receiver'ti tx~nds and reasonable attorney's [ees, and then to the sums secureci by this Mortgage. The receiver shall be liahle to acc~unt only for those rents actually received. 21. Future Advances. Upon request by Borrow•cr, l.ender, at l.endcr s option within twenty years from thc date of ihis ;1lortg~ge, may make Future Adva~ces to Borrower. Such ~uture AJvances, with interest thtreon, shall he secured by this Mortgage when evidenced by promissory• notes stating that said notcs are secured hereb~•.
