Purchaser, by acceptance and execution of this Receipt, acknowledges that this
purchase of a condominium unit at OCEAN VILLAGE OF HUTCHINSON ISLAND is sub3ect
ir. every respect to the Declaration of Condominit,ai as to the condomi~ium in
which his unit is located and Exhibits attached thereto, including but not lim-
ited. to (Whether the same are attached to the Declaration of Condomini un or re-
ferred to therein), the By-LaWS of the Association, Articles of Incorporation,
the Rules and Regulations~ copy of pro3ected operating budget~ copy of sales
brochure-and floor plan of apartment purchased by purchaser, and all Amendments
to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-Laws and Declaration of Covenants and Restrictions of the Property Owners
Association; and Purchaser further acknor~ledges receipt of and reading and
examination of said Declaration, its Exhibits, budget, sales brochure and floor
plan, and acknoWledges that each and every provision of the foregoing is essen-
tial~ to the successful operatf on and management of the Condominium property
and is in the best interests and for the benefit of all the owners therein.
Purchaser and all a+ners of parcels in the aforedescribed Condominium coven-
ant and agree tb abide by each and every provision-of said Declaration and
Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration of Condomini~ and Exhibits
attached thereto, and agrees that the assessment under the Property O~+ner's
Association documents referred to above and the provisions thereof are reason-
ahle, fair and equitable, and said Purchaser acknowledges and confirms that the
Declaration of Covenants and Restrictions of the Property OWner's Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Declaration of Coven-
ants and Restrict;ons, and said Purehaser assuir,~s the obligations as to the
Property Oxner's Association as to his condominium parcel. Purchaser confirms
that all rrarranties, representations, and inducements, if any, are as contained
in the aforesaid Declaration of Condominium and Exhibits attached thereto, and
the common expenses and the sums due under the Property OF-ner's Association and
other charges are estimated only. No warranty or guaranty is made or intended
nor may one be relied upon except Where the same is specifically Warranted or
guaranteed in said Declaration of Condomini~ and Exhibits attached thereto.
