in the Propetiy and Bornower's obligation to pay the sums securcd by this Mortgage shall co~tinue u~impaired. Upc~o sach
payment and cure by Bomower~ this Mortgage and the obligations secured hereby shall remain in full force and ef[ect as if
no acceleration had occurred. ~

Lender tt~e rents of the Property, provided that Bumower shall, prior to acceleration u~der puagraph .18 hec~eof or abandon-
ment of the Pnoperty, have tho right to collect and retain such i~ents as t6ey bocome due u~d payabk.
Upon acceleration undsr paragraph 18 heroof or abandonment of the Properly. Lende~ shall be entitlod to have a
rcceiver appointed by a ~~ourt to enter upon, take possession of and manage the Property and to collect the rents of the
Propeny. i~cludi~g thase put due. All rents collectevf by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. receiver's fee.s. premiums on roceiver s
bor~cis and reaso~abk attorney's fces, and then to the sums securod by this Mortgage. The roceive~ shall be liable to ~ ecount
only tor those re~ts actually received.
21. Feture Advaecea. Upoo request by Borrower, t.ender, at I_ender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be socurod by this
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At no time 3ha11 the principal
amount of the indebtednesx secured by this Mortgage, not including sums advanoed in acxordance herewith to protect the

22. Relea6a Upqn payment ot all sums secured by this Mortgage, l.ender shall rcleate this Mortgage without chuge
to Borrower. Borrower shall pay all coats of recordatan, if any.
23. Attoroey's Fees. As used in this Mortgage and in thc Note, "attorney's fees" shaU include attorney's foes, if any,
which may be awardod by an appellate court.
