(d) Bormwer takes such action as i.ender may reaso~abty requi~e to assurc that the lien of this Mortgage. l.ender's interat
in the Property and Bomower~s obligation to pay the sums secured by this Mortgage shall continue unimpaired: Upon such
payment and cure by Borrawer. this Mortgage and the obligations securod hereby shall rcmain in full torce and effect as if
no acceleration had occutnd.

Lender the rents of the Propcny. provided that Borrowcr shall, prior to acceleratioo under paragraph 18 hereof or abar~doa-
ment of the Propeny. have the right to collect and retain such rents u they bocome due and payabk.
Upon accelention under paragnph 18 hereof or abandonme~t of the Pmperty. I.ender shall be e~titled to have a
rtceiver appaintod by a court to enter upon. take posscssion ot and manage the Property and to cotlect the rcnts of the
Property. including those past due. All rents collected by the roceiver shall be applied fint to payment of the costs of
management of the Property and collection of rents, including, but oot limited to. roceiver's fees, premiums on receiver's
bonds and reasonabk attorney's fces, a~d then to the sums securod by this Mortgage. The receiver shall be liable to account
only (or thost rents actually rereived.
21• FuMte Ad~saces. Upon request by Bo~rower. l.ender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Adva~ces. with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notex stating that said notes are socurod hereby. At no time shall ihe principal
amount of the indebtedness secured by this Mortgage. not including sums advanced in acxordanoe hercwith to protect the
