e~forcing [.ender's remedies u provided in paragraph 18 hercof. including, but not limitod to. rcasonable attomey's fea; and
(d) Bonovee~ takes such action as Lende~ may reasonably rcquirc to assurc that the lien of this Mortgage. Lender's interest
in the Pmpeny and Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligatioos securcd hereby shall remain in full force and effect as if
no acceleratioo had occurred.
20. A~naeat ot Rept~ Appointmeat o[ Receiver. As additional securily hercunder. Borrower hereby assigns to
Lender the rcnts of the Property. provide.f that Bomower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents u tbey bocome due and payabk.
Upo~ acceleratio~ under paragraph 18 hereot or abandonment of the Property. I.ender shall be entitled to have a
rcceiver appointod by a~-ourt to enter upon. take posxuion of and manage the Property and to collect the nnts of 1he
Pmpeny. including those pu1 due. All renu collected by the roceive~ shall be appliod first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. receiver's fees. premiumc on roceiver's
bonds and reasonabk attorney's foes, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rcnts actuaUy received.
21. Fotnre Ad~ascta. Upon request by Borrowe~, I_ender, at l.ender s option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances. with intercst therco~. shall be secured by this
Mortgage whe~ evide~ced by promissory notes stating that said notes are secured hereby. At no,time shall the principal
amount of the indebtedness securod by this Mortgage, not including sums advanced in accordance herrwith to protect the
security of this Mottgage, exceed the original amount of the Note plus USS. .. -+*r-~~r~-.-----------.
22. Release. Upcm payment of all sums securod by this Mortgage. Lender shall release this Mongage without charge
to Bonower. Borrower shall pay all costs of recordation, if any.
23. Attoraey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include atto.rney's fces, i[ any,
which may be awuded by an appellate couR.
