Purchaser, by acceptance and execution of this Receipt, acknoF-ledges that this
purchase of a condominium unit at OCEAN VILLACE OF HUTCHINSON ISLAND is sub3ect
ir. every respect to the Declaration of Condominium as to the condominium in
whieh his unit is located and Exhibits attached thereto, including but not lim-
ited to (whether the same are attached to the Declaration of Condominiun or re-
ferred to therein)~ the By-LaWS of the Association, Articles of Incorporation,
the Rules and Regulations, copy of pro~ected operating budget, copy of sales
brochure and floor plan of apartment purchased by purchaser, and all Amendments
to the aforesaid Declaration and Exhibits and the Articles of Incorporation,
By-Laws and Declaration of Covenants and Restrictions of~the Property Orrners
Association; and Purchaser further ackno~rledges.receipt of and reading and
examination of said Declaration, its Exhibits, budget, sales brochure and floor
plan, and acknoaledges that each and every provision of the foregoing is essen-
ti~l, to the successful operation and management of the Condominium property
and is in the best interests and for the benefit of all the owners therein.
Purchaser and all a+ners of parcels in the aforedescribed Condominium coven-
ant and agree to abide by each and every provision of said Declaration and
Exhibits attactied thereto. Purchaser hereby ratifies and confirms and approves
alI of the terms and provisions of said Declaration of Condominiun and Exhibits
attached thereto, and agrees that the assessment under the Property Owner's
Association documents referred to above and the provisions thereof are reason-
ahle, fair and equitable, and said Purchaser acknowledges and confirms that the~
Declaration of Covenants and Restrictions of the Property O~ner's Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed
to Purchaser, as security for his obligations under said Deelaration of Coven-
ants and Restrictions, and said Purchaser assw:las the obligations as to the
Property Ormer's Association as to his condomi~ium pareel. Purchaser confirms
that all irarranties, representations, and inducements, if any, are as contained
in the aforesaid Declaration of Condominiun and Exhibits attaehed thereto, and
the common expenses and the sums due under the Property O~rner's Association and
other charges are estimated only. No Warranty or guaranty is made or intended
nor may one be relied upon except Where the same is specifically Warranted or
guaranteed in said Declaration of Condominii.m and Exhibits attached thereto.
