this Ato~tgage. the Note ~a~d nota xcuring Future Advances, if any, had no acceleratioo occu~red; (b) Borrower cures
all breacha ot any other covenants or agreements ot Borrower co~tained i~ this Mortgage; (c~ Bormwer pays all rcasonable
cxpenses incuned by Lender in eolorcing the covenants and agreements of Borrower contained in this Mortgage and in
enforcing Lender's remedies u provided in pa~agraph IR hercof, including. but not limited to. reasonable attorney's tees; and
(d) Horrower takes such action as Lende~ may reasonably reyuire to assure that the lien o[ this Mongage. Lender's interest
in Ihe Prooeny and Borrower's obligation to pay the sums secured by this MoNgage shall continue unimpaired. Upon such
payment and curc by Borrower, this Mortgage and the obligations secured hereby shall rcmain in full force and efiect as if
nu accele~ation had cecurred.
20. As~omeal ot Renta; AppoiMmeat ot Receiver. /1s additional security hercunder. Borrower hereby assigns to
Lender the rents of the Propeny, provided that Borrower shall, prior to accele~ation under pangraph 18 hercof or abandon-
ment of the Property. have the right to collect a~d retain such rcnts as they bxome due and payabk.
Upon acceleration u~der paragraph 18 hereot or abando~ment of the Propeny, i.ender shall be entitled to have a
receiver appointed by a court to enter upon. take possasion of and manage the Property and to collect the rents of the
Property. including thoae past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection ot rcnts, including, but not limited to, receiver's fea. premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secutcd by this Mortgage. The receiver shall be liable to account
only tor those rents ietually received. .
21. Future Advonces. Upon request by Borrower, Lender, at I.ender's option within twenty years trom the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be securcd by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance hercwith to protect the
security of this Mortgage. exceed the original amount ot the Note plus USS. . . . . . -0- . . . . . . . . . . . . . . . . . ..
2Z. Rdea~e. Upon payment of all sums securcd by this Mortgage. Lender shall rckase this Mortgage without chuge
to Borrower: Bormwer shall pay all costs of recordation. if any.
23. Adorney's Fees. As used in tt~is Mortgage and in the Note. "attorney's tees" shall include attomey's fees, if any.
which may be awarded by a~ appellate court. .
