LUCIE, FL , Grantee. ~345'L W I T N E S S E T H: • That Grantor, for and in consideration of the sum of Ten and Noj100th Dollars (510.00) and other good and valuable ~ consideration to it in hand paid by Grantee the receipt whereof is hereby acknowledged, has granted, bargained and sold to Grantee, its successors, heirs, legal representatives and assigns forever, ; the following described real property situate, lying and being in St. Lucie County, Florida. ~ UNIT 301 of TARPON BAY YACHT CLUB CONDOMINIUM G, according to the DECLARATION OF CONDOMINIUM dated December 12, 1980 ; and recorded in Official Record Book 346 , page 1098 , Public Records of St. Lucie County, Florida; together with the undivided share of tne COMMON ELEMENTS of the Condominium declared in the Declaration to be appurtenant thereto; together with all appurtenances~thereto, including, without limitation, the right of exclusive use of those area's, spaces and_portions of COMMON ELEMENTS of the Cv_ndominium, declared in the Declaration of Condominium to be LIMITED COMMON ELEMENTS of the Unit. To have and to hold the same in fee simple forever. Grantee, by acceptance hereof and by agreement with Grantor, hereby expressly assumes and agrees to be bound by and to comply with all of the covenants, terms, provisions and conditions set forth and contained in the DECLARIITION OF CONDOMINIUM, including, but not limited to, the obligation to pay assessments for the maintenance and operation of the Condominium which may be levied against the above-described UNIT.
