WARRANTY DEED
THIS WARRANTY DEED made and executed this 14th day of
January, 1981 , by ZEPHYR, INC., a corporation orqanized
and existing under the laws of the State of Florida, herein-
after called the Grantor, to WALTER E. ELSTON and MARJORIE
M. ELSTON~ his wife ~=
whose post off ice address is 2516 So. 19th St. , Apt. 108, Fort
Pierce, Florida ~ 33450
hereinafter called the Grantee, which terms "Grantor" and
"Grantee" shall include all the parties to this instrument,
and tt-e heirs, legal representatives and assigns of individuals,
and the successors and assigns of corporations.
W I T N E S S E T H:
That the Grantor, for and in consideration of the sum
of Ten Dollars ($10.00) and other good and valuable considera-
tions, receipt whereof is hereby acknowledged, hereby grants,
bargains, sells, aliens, remises, releases, conveys and con-
firms unto the Granteg all that certain real property situate
in St. Lucie County, Florida, viz:
Apartment No. 108 , of THE WOODLAND CONDOMINIUM
APARTMENTS, Building I , according to the
Declaration of Condominium and all exhibits thereto
dated Dec. 9, 1980, recorded Dec. 19, 1980 ,
in Official Record Book 345 , pages 795 through
864 of the public records of St. Lucie County,
Florida;
TOGETHER WITF::
l. All of its appurtenances, according to said Declara-
tion of Condominium and all of its exhibits, and all of the
tenements, hereditaments and other appurtenances thereunto
• belonging or in anywise appertaining.
2. All appliances and fixtures now situate in said
apartment.
SUBJECT, EiOWEVER, to.the following:
1. The provisions of the Declaration, including aIl
exhibits, and all rules and regulations af_fecting the property
made by The Woodland Owners Association, Inc., the nonprofit
corporation responsible for the operation of the cor:dominium.
2. The easements provided for in the Declaration or
its exhibits or in the Condominium Act of the State of
Florida, Chapter 718, Florida Statutes, 1979.
3. Restrictions, reservations and easements of public
record. .
4. Such zoning and other restrictions upon the use of
the apartment and upon all of the condominium property as may
be imposed by Governmental authorities having jurisdiction.
