6. That certain mortgage from the grantee hereof to
First Federal Savin~s and Loan Association of Fort Pierce

January 9, 1981 , recorded in O.R. Book 346 .
page 1769 of the public records of St. Lucie County, Florida.
(This Item 6 shall not be a part of this warranty deed unless
all required information is inserted in the blanks provided.)
TO HAVE AND TO HOLD the same in fee simple forever.
AND the Grantor hereby covenants with said Grantee
that it is lawfully seized of said real property in fec ~
simple; that the Grantor has good right and lawful authority to
sell and convey said real property; that the Grantor hereby
fully warrants the title to said real property and will defend
the same against the lawful claims of all persons whomsoever;
that said real property is free and clear of all encumbrances
except taxes accruing subsequent to December 31, 19 80 ,
