20. Assi~emcet ot Reatr AppoiMa~eal ot Receiver. As additional security hercunde~. Bomowe~ hereby usigns to
Ixnder the rents of the Prope~ty. provided that BoROwe~ shall, prar to acceleratan under puagraph 18 heroof or abandon-
menrof the Property. have the right to collect and retain such rents as t6ey become due aad payabk.
Upon acceler~tion under paragraph 18 heroof or abandonment of the PmpeAy. Lender sha0 be entided to have a
roceiver appointod by a court to enter upon, take poaxssio~ of and manage the Property and to collect the rents of the
Property. including those put due. All rents collected by the receiver shall be applied first to payment of tbe costs of
management of !he Property and collection of rents, including, but not limitcd to. receiver's fee.t. premiums on receiver's
bonds and reasonabk attorney's fees. and then to the sums securod by this Mongage. The receiver shall be liable to aocount
only for those rcnts actually roceivod.
21. FWore Ad~asc~a. Upon request by Borrower, Ixnder. at Lender's option within twenty yeus from the date ot this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evideacod by promissory aotes stating that said notes ar~e securod hercby. At no time shall the principal
amount of the indebtodnas socurod by this Mongage, not including sums advanced i~ aooordanoe herewit6 to pmtect tht

22. Rdea~e. Upnn payment of all sums secured by this Mortgage. Lender shall release t6is Mo~tgage without cbuge
to Borrower. Borrower shall pay all costs of recordatan. if any.
23. Atloraep's Fees. As used in this Martgage and in the Note. "attorney's fees" shall include attorney's fees. if aay,
which may be awarcied by an appellate court.
