A. LAND USE AND M0811E HOME TYPE
No lot shall be used except for residential purposes. No buildi~g or mobile
home shall be erected, aitered, placed or permitted to remain on any lot other than a
one family mobile home of not less than forty-flve (4S) feet a~d one attached carport
or garage for not more than two cars~and one attached Florida room, and ~o more than
one out butldi~g either temporary or permanent, without the written consent of AVON
MANOR PARK, INC.
B. EASEMENT
There ~s hereby reserved an easement a~d right of way over the rear ten (10)
feet of each lot for the installation and maintenance of utilities and drainage facil-
ities. .
C. NUISANCES
No ~oxious or offe~nsive activities shall be carred on any lot, or shall any-
thi~g be done thereon which may become an annoyance or nuisance to the neighborhood.
Ali owners of lots shall maintain their property i~ such manner so as not to create
health or fire hazzards or to leave any lots in an unsightly condition. AVON MANOR
PARK, INC. reserves the right to enter upon any lot to parcel, to mow, burn, or clear
any weeds or debris and reserves the right to assess the owner for the cost thereof._
D, LIVESTOqC AND POULTRY
No animals, livestock or poultry of any kind shall be raised, bred or kept
on any lot except that dogs, cats or any other household pets may be kept provided
chey are not kept, bred, or maintained for any corrrnercial purpose. Dogs shall not
be allowed to run loose.
E, GARBAGE AND REFUSE OISPOSAL
No lot shall be used or maintained as a dumping grou~d for refuse or trash.
Garbage or other waste shall be kept in sanitary containers with a tight fitting cover.
All incinerators or other equipment for the storage or disposal of such material shall
be kept in a clean and sanitary condition. All lot owners o~ occupants shall be re-
uired b~ use a garbage collection service that collects garbage and trash at least
~2) twjce per week and to pay reasonable charges which may be made for such coliection
service.
F. MOBILE HOME SET-BACK AND LOCATION . 1
No mobile home shall be_ located on any lot nearer than Twenty-Five (2$) feet '~
to the front line or to the side street line. No mobi)e home shall be located nearer
tNan Fifteen (15) feet to the back lot line. Each mobile home shall be centered on
the lot with the ends facing the short side of the lot. .
G. PLACEMENT OF CLOTHES LINES ~
No clothes lines or other item for the ha~ging of wash or clothes for the
purposes of drying, shall be permitted~anywhere except on the rear fifteen (15) feet
of each lot. ~
H. LICENSE PLATES
No mobile home may be placed on a lot that dces not have a valid motor vehicle -~
license plate or it is assessed as real estate.
I. No mobile home may be placed on a_lot if it is more than four (4)~ years old,
without the written consent of AVON MANOR PARK, INC. Each mobile home placed or maintained
on any lot must be maintained in a first class condition.
J. SKIRTING
Each mobile home shall have a base or skirtin~ to sufficiently enciose the en-
tire perimeter of the mobile home and the base or skirt~ng shall be in keeping with the
design of the mobile home.
K. TAGGED VfHICLES
No vehicles of any type not properly licensed and tagged and in running condi-
tion shal) be stored on any lot or right of way. No owner shall have more than 2 cars
parked on premises at any given time, exclusive of guests.
L. FENCING
No iot may be fenced, except with chain link fence and metal post.
M. TIE DOWNS
~ No mobile home may be placed on a lot unless it is tied down in canpliance with
the insurance code and laws of the State of Florida.
