no acceleration had occurred. .

Upon acceleradon under paragr~ph 18 hereof or abandonment of the Property. Lender shall be entitkd to have a
receiver appointed by a court to enter upon. take posseuion of and manage the Property and to collect the rents of t6e
Property. including those past due. All rcnts collocted by 1he receiver shall be applied 8nt to payment of the costs o[
management of the Property and collection ot rcnts. including. but oot limited to, receiver i(ea. premiums on roceiver s
bo~ds snd rcasonabk attomey's [ea. and then to the sums socured by this Mortgage. 'ihe receiver shall be IiaWe to account

21. F~hue Aa~a~ca. Upon request by Borrower, t_ender, at Lender's option wilhin twenty ytars from the date ot this
Mortgage, may make Futun Advances to Borrower. Such Future Advances, with intercst theroon, shall be seturcd by this
Monaage when evideacod by pmmissory notes stating that said nota arc secured hereby. At no time shall the principal
amount of the indebtodneu socured by this Mon~age. not iocluding sums advanced in aooordance herewith to protect the
security of this Mongage, excood the original amount of the Note plus US=. -------. -------------..
22. Rekara Upqn payment ot all sums sxurod by this Mortgage. l.e~der shall rckase this Moctgage without charge
to Borrowe~. Borrower shall pay all coats of recordation. if any.
23. Attor~ey's Fees. As used in this Mongagc and in the Note, "attorney's fees" shall include attorney's foes. it any,
which may be awuded by an appellate court.
