expensa incurred by l.e~der in enforcing the covenanls and agreements o[ Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereot, including, but not limited to. reasonable attomey's fees; and
(d) Borr~we~ takes such action as [.e~der may reaso~ably reyuire to assure that the lien of this Mortgage, Lende~'s interest
in the Prooerty and Borrower's obligation to pay the sums secured by this Mortgage shali co~tioue unimpaircd. Upon such
payment and curc by Borrower, this Mortgage and the obligations secured hereby shall rcmain in tull force and eflect as i[
no acceleration had occurrcd. '
20. As~omeet of Reats; Appointmenf of Receiver. As additional security hereunder, Borrower hereby assigns to
~ender the rc~ts of the Property, provided that Borrowe~ shall, priur to acceleration under parag~aph 18 hercof or abandon-
ment of the Property, have the right to collect and retain such rents as they bscome due and payable.
Upon acceleration under paragraph 18 hereof or abandonment o[ the Property, I.end~r shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and maoage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonabk attorney's fees, and the~ to the sums secured by this Mongage. The receiver shall tx liable to account
only tor those rents actually receivcd.
21. Futun Adraacts. Upon request by Borrower, I.ender, at l.ender's aption within twenty years from the date of this
Mortgage. may makt Future Advances to Borrower. Such Future Advanca, with interat thereon, shall t+e secured 6y this
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At na time shall the principal
amou~t of the indebted~ess secured by this Mortgage, not including sums advanced i~ a~cordance henwith to protect the

22. Rekase. Upon payment of all sums secured by this Mortgage. Lender shall rclease this Mortgage without chuge
to Borrower. Borrower shall pay all coats of recordation, if any.
23. Aftoraey's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any.
which may be awuded by an appellate court.
