To permit, commit or suRer no waste. impairment or deterioration of said property or any part thereof. and to keep said buildings and premises in good repair and condltion thmughout the life of this mortgage. In the event it should become neceagary in the opinion of the holder of said note and this mortgage to place same in the hands of an attorney for collection~ or suit is brought on same. the Mortgagor agrees to pay all costs. charges and expenses of the same. including a reasonable attorney's fee and abstract fees. The Mortgagor. for himself. his heirs and agsigns further covenants and agrees with the Mortgagee that in the event any covenant or stipulation of this mortgage or said notes ~i~all be violated and suit shall be brought on said notes. or said mortgage, or both. the Mortgagee shall have the right to apply to the proper court for a receiver to take charge of said property as a strict right to the Mortgagee and as one of the conditions upon which the loan of money herein specified was made and this mortgage given. and such receiver shall collect the rents and profits, all of which are expressly mortgaged hereby, from said premises and preserve and hold the same pending said litigation or pay the same out in accordance with the orders of the Court. The Mortgagor consents that said receiver shall be appointed regardless of whether the mortgaged property shall be adequate to meet the amount due on tlie principal, interest. costs and attorney's. fees~ and further agrees that upon appointment of such receiver the Mortgagor will give the immediate possession. custody and control of sueh property to such receiver so appointed and also in no wise molest or interfere with said receiver in handling said property.
