(d) Borrower taka such action as Lender may rcasonably require to assure.that the lien of this Mortgage. Lcnder's interest
in the Property and Borrower's obligation to pay ~he sums securcd by this Mortgage shall continue unimpaircd. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in full force and eHect as i[
no acceleration had occuaed.
20. As~ement o[ Reat~ AppoiMmeaf o~ Receiver. As additional security hereunder, Borrower hereby assigns to
Lender the rents of the Property. provided that Bomower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the riqht to collect and rctain such rents as they become due and payable.
Upan acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall be e~titled to have a
receiver appointed by a coutt to er~:c: upen, take pcusession of a~d manage the Property and to collect the rents of the
Propeny. including those put due. All rcnts collected by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rt~!~, ~ncluding, but not limited to. receiver's fees, premiums on receiver's
bonds and reuonable attorney's fees. a~:d then to the sums secured by this Mortgage. "Il~e receiver shall be liable to account
only tor ~hox rents actually received.
21. Fnture Advances. Upon request by Borrower, I_ender, at Lender's option within twenty yean from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securcd by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amou~t of the indebtedness stcured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Rdeaee. Upon paymeat of all sums secured by this Mortgage, Lender shall release this Mortgage without charge

which may be awuded by an appellate coun.
