The parties hereto hereby agree that time of each payment
is an essential part of this contract and that all covenants, agree-
ments and obligations contained herein shall be binding upon the
parties hereto, their hPirs, successors or assigns.
BROKERAGE: VENDORS agree to pay Hoyt C. Murphy, Inc., regis-
tered real estate broker, a real estate commission in the amount of
six percent (6$) of the gross purchase price, which shall accrue and
be payable as follows: Total commission of FIVE THOUSAND FOUR HUNDRED
SIXTY DOLLARS ($5,460.00), together with interest at eight percent
(8$), shall be due broker upon payment to, and receipt by, VENDORS of
the installment of NINETEEN THOUSAND TWO HUNDRED TWO AND 02/100 DOL-
LARS ($19,202.02), plus interest, as, when and if received by VENDORS
under this Agreement. Payment af said sum unto VENDORS is a condition
precedent to brokerage liability.
IN WITNESS WHEREOF, the parties hereto have set their hands
