DESCRIPTION Or IMYROVFMENTS
A, Ceneral. The Developer is developing; the Condominium
as a Phase Con~ominium as provided for by Section 71E.403 of
the Condominium Act. In addition, the land as set forth in
Exhibit A and the improvements described on the "Survey" (as

to condominium ownership pursuant to this Declaration~ the
Develoner contemplates that certain other land and improvemen~^
may, by ane~idrrietit he~etc~, be adc~~d C~ th~ C~ndamirii~i as
additional Phases ("Phase II" and "phase III"~ respective?.v~
as hereinafter more particularly described). As a Phase is
added to the Condominium,• the Candominium property shall be
enlarged and expanded so as to encompass and include the
land~ the improvements thereon, and the easements and rights
appurtenant thereta which are included in such phase. ~iore
than one Phase may be added at any time as the Developer
determines.
B. Phase I.
1. reneral Description of Units. The Condominium
Property consists of the land described in Article A. hereof
and all easements and righCs annurtenant thereto, to~ether
with the buildings and other improvements constructed thereon,
which includes the units, cocmmon elements and limited common
elements as the same are described on the survey attached
hereto as'Exhibit B(these are the improvements contained in
Phase I). In addition, the Condominium Property~shall
include as common elements and/or to be treated as common .~
elements any interest in real property acquired by the
Condominium Association in accordance with its Articles of
Incorporation, Bylaws, this Declaration and the laws o~ the
State of Florida. The principal imnrovements on the real
property submitted herewith to condominium ownership consist
of one (1) buildin~, containing ~ive (S) two story townhouse
Units, additional parking faciZities, a swimmin~ pool, with
pavilion and jucuzzi spa, and a boat launchinp ramp and
dock.
2. Completion; Unit Designat~.on; °lans and Snecifications.
Attached hereto as a part of Exhibit B and incorporated herei_n
by reference is the certificate of a surveyor authorized to
practice in Florida certifyinp, that the construction of the
improvements is substantiallv complete so that Exhibit -3,
together with the pro~~isi_ons of this neclaration c~escrib?ng
the condominium property, is an accurate representation of
the location and dimensions of the imgrovements, and that
the identification, location and dimensions of the common
elements and of each unit can be determined from these materials.
Each Unit contained in the buildings on the Phase I
Land are given separate single di~it identifying numbers
running from North to South and are delineated as 1'nit 1:
Unit 2; Unit 3; Unit 4; and LTnit 5, respectively. The
identification, type and location of each unit can be
established from Exhibit B. No unit bears the same identifyin~
number as anv other Lnit.
Exhibit B attached hereto also contains a Survey of the
Phase I Land, a graphic description of the improvements in
which the Units are located, a plot plan locating the common
elements and limited common elements and floor plans and
cross sections for the units in the Condominium, which,
together with this Declaration, are in sufficient detail so
that there can be determined therefrom the identification,
location, dimensions
