Any legends and notes contair~ed within the said Exhibit B are incorporated herein and made a part hereof by reference, If and when Phase II and III are added to the Condominium~ Exhibit B shall be amended to add the same precise information that is now applicable only to Phase I, 3. Boundaries, Each tlnit is located and bounded as shown on Exhibit B attached hereto and made a part hereof. The intent of such Exhibit and this Declaration is to delineate the following: (a) The perimeter boundaries of each Unit are the interior unpainted or unpapered finished surfaces of the ceiling, floor and perimeter walls. All caeight bearing walls located within a Unit are part of the Common Elements to the unpainted/unpapered finished surface of said walls. All doors, be they glass or otherwise, and all windows and screens, shall be a part of the Unit to the exterior unfinished surface thereof (if applicable). (b) The patio and carport of each Unit are a part of that Unit. The boundary lines of each such patio and carport are the interior vertical and horizontal surfaces thereof, and the exterior unpainted finished surface of the perimeter baluster or wall abutting the natio and carport, but the Association~ and not the Unit Owners, shall maintain and repair the exterior surfaces of the patio and carport. The planes of all boundaries shall be extended to the point of intersection with other boundaries~ if necessary. (c) Each condominium parcel includes the undivided interest of each Unit owner in and to the Common Elements, it being understood that all conduits and wires up to their outlets and all other utility lines and pipes up to their outlets, regardless of location, constitute parts of the Common Elements. Each condominium parcel includes the Condominium Unit together with the undivided share in the ~ Common Elements which are appurtenant to the Unit and the interest of each Unit in the Limited Common Elements appurtenant to that Unit. C. Additional Phases. The following is a description of the proposed improvements for Phases II and III: 1. Phase II, if added to this Condominium pursuant to this Declaration by amendment hereto~ shall consist of the real.property more particularly described in Exhibit B-5 attached hereto and made a part hereof (the "Phase II Land") arid improvements thereon consisting of one (1) building containing five (S) two story townhouse units and additional parking facilities as the same are shown on a survey and plot plan thereof attached hereto and made a part hereof as Exhibit B-2-B-3. Each unit in Phase II will contain approximately 1200 square feet of living space, ntus a porch and carport. 2. Phase III, if added to this Condominium vursuant to this Declaration by amendment hereto, shall consist of the real property more particularly described in F.xhibit B-F attached hereto and made a part hereof (the "Phase III Land") and improvements thereon consisting of six (6) buildings each containing two (2) two story townhouse units and additional parking facilities as.the same are shown on a survey and plot plan thereof attached hereto and made a part hereof as Exhibit B-2 and•B-4. Each unit in Phase III will contain approxi- mately 1200 square feet of living space, plus a norch and carport. Both Phase II and III, if submitted to Condominium ownership pursuant to this Declaration, contain buildings and units given separate single digit identifving numbers as set forth on respective surveys attached hereto as Exhibits B-3 and B-4~ respectively, so that no Unit bears the same desigriation as any other Unit.
