detrimental to the sale of units by the Developer; however,
an increase in assessments for Common Expense without discrimination
ap,ainst the Developer shall not be deemed to be detrimental
to the sales of units for the puxnose of this paragraph.
C. The provisions of Article XIX of this Declaration
to the contrary notwithstanding, the Developer may retain
and use as sales offices~ promotion and developmental off.ices
and models any units, Common Elements and Limited Common .
Elements retained by the Developer or owned hy the neveloper
or the use of which has been reserved to the Developer in
this Declaration and other Condominium Documents or by
contract or otherwise lawfully enforceable as a cofltract
obligation by the Developer against the Condominium Association
or any of the unit owners other than the neveloper, so long
as such use shall also conform with applicable laws, zoning,
rules and ordinances of the appropriate governmental iurisdictions.
D. The Developer may assign any or all of its rights
and privileges established by this Declaration to any individual,
individuals, entity or entities that Developer in its sole
discretion may choose.
ARTICLE XIX
t1SE RESTRICTIONS
The use and occupancy of the Condominium Property shall
be in accordance with the followinP nrovisions:
A. Each Unit shall be used and occuned only as a
single family residence only for the Unit ()wner, members of
his immediate family, social guests and lessees as provided
for in this Declaration.
B. The Common Elements shall be used only for the
purpose for which they are intended in the furnishing of
services and facilities for the enioyment of the ilnits by
their occupants.
C. Vo nuisance shall be allowed upon the Condominium
Property, nor shall any practice be allowed which is a
source o~ annoyance to residents or which will interfere
with the peaceful possession and proper use of the property
by its residents. All parts of the Condominium Property
shall be kept in a clean and sanitary condition, and no
rubbish, refuse or garbage shall be allowed to accumulate,
nor shall any fire hazard be allowed to exist.
D. No Unit Owner shall permit or suffer anything to be
done or kept ir~ his Unit or Common Elements which will
increase the cost of insurance,upon the Condominium property.
E. No immoral, offensive, improper or unlawful use
shall be made of the Condominium Pro~erty nor ar.y part
thereof; and all valid laws, zoning ordinances and regulations
of all governmental bodies having jurisdiction shall be
observed.
~. Reasonable regulations concerning the appearance
and use of Condominium Property may be made and amended from
time to time by the Association in the manner provided in
its Articles of Incorporation and Bylaws of the Association.
Copies of any such regulations and amendments shall be
furnished by the Association to all ~Init Owners and residents
of the Condominium.
G. The Unit Owner shall not cause anything to be hung,
displayed or placed on the exterior walls, balconies~ oatios~
doors or windows of_ the buildings without nrior written
consent of the Association and no clothes line or similar
device shall be allowed on any portion of the Condominium
