The Association shall determine the exterior co1_or scheme of the buildings on the Condominium Property and alt exterior and interior color schemes of the Common Elements and shall be responsible for the maintenance thereof. No Owner shall paint an exterior wall, door~ window, patio or balcony~ or any exter~or surface or replace any part thereof on anything affixed thereto without the written consent of the Association, I. No animals, livestock, birds, poultry or fowl of anv kind shall be raised, bred or kept in any c'ondominium Unit or the Condominium Property except with the written approval of the Board of Directors of the Association~ excent, however, each Unit Owner or his lessee shall be entitled to keep two (2) dogs or cats and other animals commonly defined to be "household pets" without Association approval, provided, further~ however, that they shall not create or become a nuisance. In addition, the Association may adopt such rules and regulations relatin~ to the keeping of animals and pets which are not otherwise-inconsistent with the provisions of this Aeclaration, J. No "For Sale" or "For Rent" si~ns or other signs shall be displayed by any Unit Owner without prior written consent of the Board of Directors of the Association. K. Notwithstanding anything contained herein to the contrary, until the neveloper has completed all of the contemplated improvements and closed the sales of the Units, neither the Unit Owners nor the Association nor their use of the Condominium Property shall interfere with the completion of the improvements and Units contemplated or provided for in this Declaration, Developer may make such use of the unsold u~nits and common areas without eharge as may facilitate the completion and sale of the Units, including, but not limited to maintenance of a sales office from a Unit and the sho~ving of the property and the display of signs. ARTICLE XX MORTGAGES AND MORTGAGEES A. An Owner who mortgages his C.ondominium linit to an institutional mortgagee must notify the Association of the name and address of his mortgagee and the Association shall maintain such information in a register which shall, among other things, contain the names of all the Owners of condominium parcels and the names of mortgagees holding mort~ages on condominium parcels. The failure to notify the Associat?on of the existence of a mortgage shall in no way impair the validity of the mortgage. If an Owner mortgages his Condominium Unit he shall not be permitted to modify, alter or change the physical aspect of the apartment without the written permission of the mortgagee. The Association shall, at the •~ request of an institutional mortgagee, report any unvaid assessments due from the owner of the Condominium Unit encumbered by the mortgage owned by that mortgagee. B.
