Any expense for maintenance~ repair or repYacement to areas designated as Limited Common Elements in this Declaration shall be treated as and paid for as a part of the Common Expense of the Association unless specificallv provided ot~erwise in this Declaration and the Exhibits hereto. Should said maintenance, repair or replacement be caused by the negligence or misuse of a Unit Owner~ his family or guests~ servants and invitees, he shall be responsible therefor, and the Association shall have the right to levy an assessment a~ainst such Owner which assessment shall have the same force and ef.fect as all other special assessments. Where a Limited Common Flement consists of a terrace, balconv or screened norch, the ilnit Owner who has the exclusive right to use the same, shall, where applicable~ be responsible for the maintenance, care and preservation of paint surfaces of the interior portions of said items, all screening thereon, and glass and~other doors leading to same and all wiring thereto. B. Condominium Units. (1) Maintenance. Each Unit Owner shall maintain in good condition and repair his llnit and all interior surfaces within or surrounding his Unit (such as the surfaces of the walls, ceilings, floors, etc.)~ whether or not oart of the Unit or Common Elements, and to maintain and repair the fixtures therein, which includes but is not limited to the following where applicable: Air conditioning and heatin~ units (including but not limited to condensers, compressors and evaporators), refrigerators, stoves, fans and hot water heaters~ all vlumbing and water lines within the Unit, electric panels, electric wiring and electric fixtures within the Unit, all windows~ screening and ~lass, and to pay for such utilities as are separately metered to his Unit. Where a Unit is carpeted, the cost of replacin~ carpeting shall be borne by the Owner of said Unit. Likewise, cohere a Unit is furnished, the cost of replacin~ or repairi_ng such furniture shall be borne by the Owner o~ said Unit. (2) Additions. A Unit Owner~shall not make or cause to be made an_y structural addition or alteration to his Unit~ including carports and patios, or to the Common or Limited Common Elements, without the prior written consent of the Association and of the institutional holders of_ a?1 mortgages ,secured by his Unit. (3) Change to Common or Limited Common Elements. A Unit Owner shall make no alteration~ decoration, repair, replacement or change of the Common or Limited Common Elements, or to anv outside or exterior portion of the buildin~ including any porches, terraces and balconies (which includes screenin~ or enclosing of same), whether within a ilnit or part of the Common Elements~, without the prior written consent of the Board of Directors. (4) Inspection by Association. The Board of Directors of the Association, and their agents and employees shall, after reasonable notice under the circumstances, have the right to enter into any ilnit for the purpose of maintenance, inspection, repair, replacement of the improvements within the Units or the Common Elements, or to determine, in case of emergency, circumstances threatening Units or the Common or Limited Common Elements~ or to determine comPliance with the provisions of_ this Declaration and the Bylaws of the Association. ~ f ~ ~re~. =- _ - -1 s - ~^;~x 349 ~d~E 456 . - _~ - -~ ,._. ~~~--.
