(S) Prohibitions. No l?nit Owner may show any
signs, advertisements or notices of anv type on the Common
or Limited Common Elements, or his Unit and erect no exterior
antenna and aerials except as consented to by ~he Board of
Directors of the Association; however, if the Developer
provides a tiaster Television Antenna System or CATV hookups,
no aerials shall be allowed under any circumstances except
as are necessary for said CATV or Master Antenna System,
The provisions hereof relating to signs, advertisements and
notices shall not apply to the Developer.
(6) Developer's Ri~ht to Enter. The Developer may
enter any Unit to alter or repair utility lines, cables~
pipes, and other utility facilities for a period of two (2)
years after said Unit has been conveyed to the Owner or
during such other periods of time covered by warranties
deemed to have been given by Developer under the Condominium
Act, provided~ however, that in such event the Developer
shall fully restore and repair the premises from the effects
of such alteration or repairs.
C.. Failure to Maintain by Unit Owner. In the event
the Owner ot a Unit tails to mair.tain it and the Limited
Common Elements, as required herein, or makes anv addition
or alteration without the required written consent, or
otherwise violates or threatens to violate the provisions
hereof, the Association, shall have the right to proceed in
a court of law for an injunction to seek compliance with the
provisions hereof. In addition thereto, the Association
shall have the right to levy an assessment against the Owner
of the Unit, and the Unit~ for such sums as are necessary to
restore the Unit to good condition and repair. Said assessment
shall have the same forc~ and effect as all other special
assessments. The Association shall have the further right to
have its employees and agents~ or any subcontractors anpointed
by it, enter the Unit at all reasonable times and after
reasonable notice, to do such work as is deemed necessary by
the Board of Directors of the Association to enforce compliance
caith the provisions hereof. ~
D. Exterior Colors. The Association shall determine
the exterior color scheme of the buildings and all exteriors
and interior color scheme of any Common F.lements, and shall
be responsible for the maintenance thereof. No Owner shall
paint an exterior wall, door, window, or balcony, or an_y
exterior surface, or dock, or replace any part thereof or
anything affixed thereto without the written consent of the
Association.
E. Other Items to be ~•iaintained. The Association
shall be responsible tor the maintenance, repair and reolacement
of the Common Elements and all other portions of the Condominium
Property including Limited Common Elements, not required to
be maintained, repaired and/or replaced by the Unit O~K~ers.
ARTICLE XXII
INSURANCE

The Condominium Association shall obtain and maintain
adequate insurance to protect the Association.and ttie Common
Elements. Such insurance shall be governed by the following
provisions: .
A. General. All insurance policies upon the Condominium
Property s a e purchased by the Association and shall be
issued by an insurance company licensed and auLhorized to do
business in the State of Florida.
Each policy and the agency and company issuing same,
shall be subject to approval by the bank, savings and loan
association, insurance company or any other institutional
