Borrower's Right to Reinetste. Notwithstanding Lender s acceleration of the suwa eecured by this Mortgage. Assigssment of Reats: Appointmept of Reoeiver. As additional security hereunder. Borrower hereby assig~u to I.ender the renta of the Property, pmvided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandonment of the Property. have the right to collect and retain auch rents as they become due and peyable. Upon acoeleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a recriver appointed by a court to enter~upon, take poeeesaion of and manage the Property end to collect the ients of the Property, including thoee past due. All rents collecf~ed by the receiver shall be applied first to payment of the aosta of management of the Property and ooUection of rents. including. but not limited to, receiver's fees, premiume on receiver's bonds and reasonable attorney's fees, and lhen to the ~ums secured by thi~ MortQage.'I~e receiver ahall be liable to acaount only for thoee re~ts actuelly received. 21. P~ture Advances. Upon request by Borrower, Lender, at Lender a option within twenty years from the date of this Mortgage, mey make ~tan Advances to Botrower. Such FLture Advancee, with interest thereon, shall be secured by this Mottgage when evidenoed by promiasory notes stating that said ~otes are eecured hereby.
