tu collect and retain auch rents ae they become due and payable. •
Upon acceleration under paragraph 18 hereoior abandonment of the Property, I.ender ehall be entided to have s receiver appointed by a
court to enterLpon, take poeaeasion of and manage the Property and to coUect the rente of the Property, including thoee past due. All rents
collected by the receiver aha116e applied first b payment of the aosts of management of the Property and ooUectioa of nnta. including, bnt not
limited to, receivez's fees, premiums on receiver'e bonds and reaeonable attomey's fees, and then to the sums eecured by this Mo:tgage.'ILe

21. Ptitture Advances. Upon request by Borrower, I.ender, at I.ender s option within twenty years from the date of this Mortgage, may
