GOLDMAN, ~SQUIRE the additional sum of $10.00 per manth and the said HAROLD H. GOLDMAN, ESQUIRE is required to make such payments only upon funds received and collected by him and undertakes no warranty for the preservation of the current status of said mortgage ott~er than aG herein required. 6. Buyers shall be obligated to pay and shall pay before delinquency all taxes and assessments coming d~e on and after the date of closing. In addition thereto, during the l~ife of this contract, Buyers shall insure and keep insured against fire or other casualty all imFrovements now on the property and improvements that my hereafter be built thereon in an amount not less than its full insurable value, and said policy of insurance shall tiave contained upon the face thereof a mortgagee clause in favor of the Sellers as their interest may appear. All premiums on such policy shall be paid by the Buyers. 7. If Buyers fail or neqlect to pay any ~~ installment of taxes or any assessment or insurance premium when i ~ ;i due, Sellers shall have the riqht fo make such payment ana to add i; ~; the amount or amounts thereof, together with int2rest at Nine and i; ~; j~ three fourths (9 3/4$} per cent p~er annum to the obligation of ,; ~' the Buyers. Such right shall be deemed to be an option and shall ;{ impose no obligation on the Sellers and Sellers may elect to ~ !; treat ~uch neglect or failure-on the part of the~ Buyers as a ~ ~~ ~ i; breach of this contract. ~ ' 8.
