Assignment ot Rents; Appointment of Recef~er. As adJitional security hereunckr, Borrower hereby a«igns to Lender the re~ts of the Properry, pruvided that B~rrowcr shall, prior ~o accelcratian under paragraph 18 hercof or abandon- ment of the Property, have the right to collect and retain such rents as they become due and payable. U~n acceleration under paragraph 1 R hereof or abandonment ~i the Propeny, I.ender shall be entitled to have a recei~•er appointed by a court to enter upon, take possession of and man~ge the Property and to collect the rents of the Property, ~ including those past due. All rents a~llected by the receiver shall be applied first to payment of the costs of management of the Property and coltection of rent~, includi~~g, but not limited to, receiver's fees, premiums on receiver's twnds an~ reasonable attorney~'s fees, and then to the sums secured b}• this Mortgage. The recei:er shall he liable to account only for those rents acwally received. 21. Future Ad~~ancea. Upon reyucst by Horrov-~er, 1_ender, at l.endcr's aption within twenty years from the date o( this Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall he secured by.this Murtg3ge when evidenced by prun-issory notes stating that said notes are secured hereby. At no time shall the principal amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the security of this Mortgage, exceed the original amount of the Note ~i~s uss.NQNE . . . . .. . . . . . . . . . . . . . . .. 22. Rekase. Upon payment of all sums secured by ~his Mortgage, Lender shall release this Mortgage without charge to Borrower. Borrower shall pa~~ all costs of recordat~on, if any. 23. Attarney's Fees.
