W A R R A N T Y D E E D
THIS INDENTURE, made this ~S ~day of February A.D., 1981,
between HIDDEN RIVER ESTATES DEVELOPERS, a General Florida Partnership,
Grantor, and P.S.L. DEVELOPMENT CORP., a Florida corporation, whose
post office address is 1761 S.E. Port St. Lucie Blvd., Port St. Lucie,
of the County of St. Lucie, State of Florida, Grantee,
WITNESSETH, that said Grantor, for and in consideration of the sum
of Ten and no/100 Dollars ($10.00), and other good and valuable
consideration to said Grantor in hand paid by said Grantee, the receipt
whereof is hereby acknowledged, has granted, bargained and sold to the
said Grantee, and Grantee's heirs and assigns forever, the following
described land, situate, lying and being in St. Lucie County, Florida,
to wit:

The East 16 feet of the West 112 feet of the hereinafter described
Tract "B";
PARCEL H:
The East 16 feet of the West 128 feet of the hereinafter described
Tract "B"; and
PARCEL I:
The East 25 feet of the hereinafter descr~.bed Tract "B"

Commencing at the Northwest corner of Lot 1, Block 1, "HIDDEN
RIVER ESTATES", as recorded in Plat Book 18, Pages 14 and 14A -
14B, of the Public Records of St. Lucie County~, Florida; thence~
N. 0°12'S2" W. for a distance of 58 feet to a point, thence h.
88° E. for a distance of 55 feet to the POINT OF BEGINNING, thence
continue N. 88° E. for a distance of 153 feet, thence N. 2° W, for
a distance of 33 feet, more or less, to the South bank of the North
Fork of the St. Lucie River, thence westerly along said south bank
to a point, (said point being N. 2° W. and 32 feet, more or less,
from the Point of Beginning) thence S. 2° E. for a distance of 32
feet, more or less, to the POINT OF BEGINNING. All being and lying
in Section 27, Township 36 South, Range 40 East, St. Lucie County,
Florida. Containing 0.12 acres, more or less,
and said Grantor does hereby fully warrant the title to said land, and
