Lender's interest in the Propeny and Borrowe~'s obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upan such payment and curc by Borrower. this Mortgage and the obligations securcd hereby shall remain in full force a~d effect as if no acceleration had occurred. 20. As~nmeal of Reat~ Appoiatment of Recei~•er. As additional security hereunJer, Borrower hereby assigns ta Lender the nnts of the Property. provided that Bormw~r shall, prior to acceleration under paragraph 18 hercof ar abandon- ment of the Property, have the right to collect a~d retain such rents as they become due and payable. Upon acceleration under paragraph 18 hereot or abandonment of the Property, l.ender shall be entitled to have a receiver appointed by a court to enter upon, take possession of aod manage the Property and to collect the rents of the Property. including those put due. All rents collected by the receiver shall be applied first to pa~~me~t of the costs of management of the Property and collection of rcnts, including, but not limited to, receiver's fees, premiums on receiver's bonds and reasonable attorney's fces, and the~ to the sums secured by this Mongage. Upon request by Borrower, Lender, at I.enJer s option within twenty years from the date of this Mortgage. may make Future Advances to Borrower. Such Future Advances, with i~terest th:reon, shall tx secured by this Mortgage when evidenced by promissory notes stating that said notes are secured hereby.
