As additional securily hereunder. Borrower hereby assigns to I.ender the rents of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon- mrnt of the P~operty, have the right to collect and ~etain such rents as they became due and payable. Upa~ acceleration under parag~aph 18 hereof or abandonment of the Propeny, [.ender shall be entitled to have a recciver appointed by a coun to ente~ upon, take poxussion of and ma~age the Property and to collect the rents of the Property, including thux past due. All rents collectai by the ~eceiver shall be applied first to payment of the costs of management ot the Property a~d collection of ren~, including, but oot limited to, receiver's fees, premiums an receiver's twnds and ~easonable attorney's fee~, anJ then to the sums secured by this Mongage. The receiver shall be liable to account anly for ~hose re~ts actually received. 21. Future Advancea. Upon request by l3orrower, t.ender, at l.cncier s option within twenty years from the date of this ~turtgage, may make Future Advances to Borrower. Such Future Advanees, with interest Ihereon, shall be secured by this Mortgage when evidenced by promissory notes sta~ing that said notes are secured hereby. At no time shall the principal amount of the indebtedness secured by this Mortgage, not including sums advanced in accordanct herewith to protect the security of this Morigage, exceed the original amount of the Note plus USS-""-"'~-.-"--------.. 22. Rele~e. UpQn payment oi all sums secured by this Mortgage, I~nder shall releue this Mortgage without charge to Borrowet. Borrower shall pray all costs of recordation, if any. 23. Attoraeys Fees.
