As~signmeet ot Rent~ Appointmeat of Recei~er. As additio~al security hereu~der. Borrower hereby assigns to Lender the rents of the Propeny. provided that Borrower shall, prior to acceleration under paragraph 18 hercof or aba~don- ment of the Pr+operty, have the right to collect and retain such rents u tbey bocome due and payable. Upon acceleration unde~ parag~aph 18 hereof or abaodonment of ~he PmpeRy. Lende~ shall be entitled to have a receiver appointed by a court to enter upon. take Ewssession of and manage the Property and to collect the rents of the Properiy. including those put due. All rents collected by the receiver shall be applied first to payment of the costc of management of the Pmperty and collection of rents, including, but not limited to, receiver's fees, premiums on receiver i bo~ds and reasonable attorney's [ces. and then to the sums secured by this Morigage. 77~e re~.-eiver shall be liable to account only [or those rents actually received. 21. Feture Advaacea. Upon request by Borrower, I.ender, at t.ender's option within twenty years from the date of this Mortgage, may make Future Adva~ces to BoROwer. Such Future Advaoces, with interest thereon. shall be secured by this Mottgage when evidencod by promissory notes stating that said notes are secured hereby.
