prior to entry of a judgment enlorci~g this Mortgage if: (a) Borrower pays Le~der all sums which would be then due under
this Mortgage. the Note and notea securing Future Advances, if any. had no acceleration occurred; Ib) Borrower curcs
all breaches of any other covenants or agreemen.ts of Borrower contained in this Mortgage; (e) Borrower paya all reasonable
expenses incurrod by Leader in enforcing the covenagts and agreements ot Borrower contained in this Mongage a~d in
enforcing Le~der's remedia as provicied io pangraph 18 hercof. including. hut not limited to. reasonable attorney's feas; and
(d) Borrower takes such action as Lender may rcaso~ably rcquire to assurc that the lien of this Morigage, Lender'a interest
in Ihe Property and Bomower's obligation to pay the sums securcd by ~his Mortgage shall continue unimpaired. Upon such
payment and cure by Bo~rower, this Mongage and the obligations seeurod hec~eby shall rcmain in tull force and etfect u i[
no acceleration had occurnd.
20. Assi6n~nent of Reat~ Appointmcat of Receiver. As additional security her~eunder. Borrower hereby assigns to
l.ende~ th~ rents of the Propeny. provided tt-at Bomower shall, prior to acceleration under parag~aph 18 hercof or abandon-
ment of the Property, have the right to collect and retain such rcnts u t6ey become due and payabk.
Upon acceleration under paragraph 18 hercof or abandonment of the Property, l.ender shall be eatitled to have a
receiver appointed by a couri to enter upon, take possession of and manage the Property and to collect the rents of the
Proporty, including those past due. All rcnts collected by the rcceiver shall be appliod 6rst to payment ot the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on rcceiver's
honds and reasonable attorney's foes, and then to the sums socured by this Mortgage. The rcceiver shall be liable to account
only for those reets actually received.
21. Futnre Ad~aaces. Upon request by Borrower, l.ender, at I_e~der s option within twenty years from the date of this
hlortgage~ may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
am~unt of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security ot this Mortgage, excced the original amount of the Note plus USS"-'-"""'--""""'.
22. Release. Upctn payment of ail sums secured by this Mortgage, Lender shall reless~ this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, i( any.
23. Attorney's Fees. As used in Ihis Martgage and in the Note, "attomey's fces" shall include attorney's fees, if any,
which may be awarded by an appellate court.
