in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mongage and the obligations securcd hereby shall rcmain in full force and ef[ect u it
0o acceleration had occurred.
20. A~a~aeat ot Reat~ Appolatmeat o[ Receivet. As additional security hercunder. Borrower hereby assigns to
~ender the rents of the Propeny. provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon-
m~nt of the Pmpeny, have tht right to collect and retain such rents u tbey bocome due and payabk.
Upon acceleration under paragnph 18 herco( o~ abandonment of the Properly. Lender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Pmperty and ta collect the rents of the
Propeny. including those put due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Propeny and coltection of rents, including, but nol limited to, rcceiver's fees. premiums on rcceiver's
bonds and reasonabk attorney's fces, and then to the sums secured by this Morlgage. The roceiver shall be liablo to account
o~ly tor thox rents actually rcceivod.
21. Fot~re Advances. Upon request by Borrower, l.ender, at I.enctcr's option within twenty years trom the date of this
Mongage. may make Futurc Advances to Burrower. Such Future Advances, with interest thereon, shall be secured by this
Mongage when evidencod by promissory nota stating that said notes are secured hereby. At ~o time shall the principal
amount of the indebtodnus stcured by this Mongage, not including sums advanced in accordance herewith to protect the
security of this Mortgage. excocd the origi~al amount of the Note plus USS. ......
22. Relea~e. Upqn payment of all sums securcd by this Mortgage. Lender shall releau this Mortgage without chuge
to Borrower. Bonower shall pay aU costt of recordatan. it any.
23. Attorney's Fees. As uxd in this Mortgage and ~n the Note. "attorney's fces" shall include attorr.Py's fees, if any,
which may be awudod by an appellate coun.
