expenses incurred by Lender in enforciog the covenaqts and agreements of Borrower contained in this Mortgage and in
enforcing L.ender's remedies as provided i~ paragraph 18 hereof, including, but ~ot limited to. reasonable attorney's fees; and
(d) Borrower takes such action as Lender may reasonably require to assure that the lien of this Mortgage. I.Gnder's interest
in the Property and Borrower's obligation to pay the sums ucurcd by this Mortgage shall continue unimpaired. Upo~ such
payment and curc by Borrower~ this Mortgage and the obligations securcd hereby shall remain in full force and effect u it
0o acceleration had occurred.
20. Assisnmeat of Reatr Appolatmeat ot Receiver. As additional security hereunder, Borrower hercby assigns to
l.ender the rents of the Property. provided that Burrow~er shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as t6ey become due a~d payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. i.ender shall be entitled to have a
receiver appointed by a court to enter upon. take pos.cession of and manage the Propeny and to collect the rents of the
Property, i~scluding those past due. All rents collected by the receiver shall be applied first to payment of the costs ot
management of the Propeny and collection of rents, including, but not limited to, receiver's (ea, premiums on receiver's
twnds and reasonable attorney's tces, and then ta the aums secured by this Mortgage. 77~e receiver shall be liable to account
only for those rcnts actually received.
21. Future Advaocea. Upon request by Borrower, l.ender, at [.ender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrowe~. Such Future AJvances, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notp arc secured hereby. At no time shall the principal
amount oi the indebtodness secured by this Morlgage, not including sums advanced in accordance herewith to protect the

22. Relea~e. UpQn payment o( all sums secured by this Mortgage, Lende~ shall rel~zse this Mortgage without chuge
