expenses incurrod by Leader in entorcing the covenagts and agrcements of Borrower contained in this Mortgage and in
enforcing l.ender's remedies as provided i~ paragraph 18 hereof. including. but not limited to. reasonable attorney's fas; and
(d) Borrower takes such action as I.ender may rcasonably require to assurc that the lien of this Mortgage. Lender's interest
in the Pmperty ar~d Bomower's obligatio~ to pay the sums secarcd by this Mortgage shall continue unimpaired. Upon auch
payment and cure by Borrower, this Mongage and the obligations securcd hercby shall remain in ful) force a~d elfect u it
no acceleration had occurnd.
20. Assijoweat ot Reat~ Appoiatmeaf of Receiver. As additional security hereunder. Borrower hereby assigns to
l.ender the rcnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Preperty, have the right to collect and retain such rents as t6ey become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. I.ender shall be entitled to have a
receiver appointed by a~~ourt to enter upon. take possession o! and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the cosis ot
management of the Property and collectiu~ of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonable attorney's tces, and the~ to the sums secured by this Mortgage. The receiver shall be liable to account
only for ~hose rents actually ro~,-eived.
21. Fature Adraecea. Upon request by Borrower, l.snder, at l.eoder's option within twenty years from the date of this
Morigage, may make Future Advances to Borrower. Such Future Advances. with interest theroon, shall be securod by this
Mortgage wheo evidenced by promissory notes stating that said notes are socured hereby. At no time shall the principal
amount of the indebtodness secured by this Mongage, not including sums advanced in acxordance herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS. .--'-: ------- :-----------------
22. Release. Upczn payment of all sums secur~d by this Mortgage, Lender shall relesse this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, it any.
23. Atloroey's Fces. As uscd in this Mortgage and in the Note, "attomey's fees" shall includt attorney's fces, i[ any,
which may be awarckd by an appellate couti.
